A real estate broker’s responsibilities, outlined in the Real Estate Act and Rules, are different than those of an associate and require additional education. Many individual real estate industry members choose to complete the broker education qualifications and not become registered as a broker in the immediate future. Once a real estate associate has completed the following requirements, he or she may wish to become licensed as an associate broker:
- Successful completion of the Real Estate Associates’ Program or equivalent;
- Successful completion of the Real Estate Brokers’ Program; and,
- A score of 70% or higher on the provincial qualifying exam for brokers.
If any industry member wishes to change their class of licence from associate to associate broker, they must notify RECA in writing of their request. Once RECA has received the associate’s written request to change their class of licence, RECA will verify that the requirements for an authorization as an associate broker have been met, and will then notify the industry member that their qualifications have been amended in the RECA Online system.
The industry member must then provide to their broker for processing an original Associate/Associate Broker Registration Cancellation form and an original Associate/Associate Broker Application for Licence and Registration and pay the required processing fee through their brokerage’s RECA Online account. Please see the current fee schedule for information about the required fee. The broker is responsible for processing the cancellation and registration for the industry member using the RECA Online system, unless the industry member has answered “YES” to one of the questions in section C – Information Respecting Suitability – of the Associate/Associate Broker Application for Licence and Registration form, in which case RECA must process the application.
Industry members can confirm that their licence class has been changed through the “Search for an Industry Member” function on RECA’s website by searching their own name. Their new class of licence (that of associate broker) will appear in the appropriate box.
To change designation from an associate (or associate broker) to a broker is a more involved process. Each brokerage can only have one individual industry member registered as its broker. Therefore, for an industry member to change his or her designation to that of broker, he or she will have to either replace a broker in an existing brokerage or open a new brokerage.
